What Makes A Roof Leak?

If you’ve asked yourself this question you’ve probably had or have a roofing issue or leak on your home.  We understand this process can be frustrating, confusing, and challenging.  A well constructed roof can last you 25 years or more when installed and maintained properly, but eventually all roofs will require some attention.  We’ve put together a list of common roofing problems to help you identify what might be going wrong on your roof if you have a problem!

Deteriorated Pipe Boots

A vent pipe boot is a type of roof flashing that consists of a metal orplastic base with a rubber, dome-shaped boot that fits snugly over a plastic vent pipe. The base lies flat against the roof with its top portion covered by the shingles to shed water. The most common failure occurs when the boot cracks or peels away from the pipe (due to weather and sun exposure), allowing water into the roof penetration.

Rotting Fascia

The fascia is a lower part of the roof that covers the eaves. The rain gutters are just below the fascia. Built-up debris above the gutter will contribute to a rotten fascia because the area stays wet and rots. A leaking fascia is important to attend to because moisture is getting into the eaves. Mold and rot can spread once inside and cause an even bigger roof problem. The best time to fix a fascia is when the roof is being replaced.

Deteriorated Shingles

Depending on geographic location and environmental conditions a roof can be expected to last as long as the warranty period, give or take a few years. Some types of shingles can even have a life expectancy of 30 years. Knowing when a shingle roof was installed can give a general indication of how long it will last, and when replacement may become necessary.

Clogged Gutters & Downspouts
