Standing Seam Metal Roof Replacement | Historic Adaptive Reuse
The Sparger Brothers Tobacco Factory has been a downtown Mount Airy landmark since 1892, and today it lives on as The Balladeer Hotel, a Tribute Portfolio boutique hotel. Working with general contractor Christman Construction, our steep-slope team removed the existing metal roof and found that the aging structure needed help to support a new one. We designed and installed adjustable zee purlins, Z-shaped steel framing members that can be set to different heights, to correct the structural deficiencies and create a true, even base. We then installed a 16″ snap-seam metal roof fabricated from 24-gauge pre-weathered Galvalume, a coated steel with a soft, aged finish that suits the building’s history. The project was completed in June 2026.
Adaptive reuse leaves little room for shortcuts. Correcting the framing before a single panel went down means the new roof sits flat, sheds water as designed, and protects a building Mount Airy has counted on for more than a century. Our own crews self-performed the work from tear-off through final trim, and as a 100% employee-owned company, we stand behind every seam.
