Rooftop Equipment Fit-Up

New rooftop equipment means opening the roof and closing it right. We work with mechanical contractors, GCs, and building owners to set, flash, and support equipment while protecting the roof warranty.

Services

When you’re setting a new unit or replacing an old one, the roofing work has to fit your schedule, not the other way around. We set and flash curbs, install curb adapters when a replacement unit doesn’t match the existing footprint, and close out every penetration your crew needs. You get a roofing partner who plans around your install date and leaves the roof watertight, so your job closes out clean.

  • Curb setting and flashing for RTUs, chillers, boilers, and mini splits
  • Roofing work scheduled around your install dates
  • Condensate and drainage concerns flagged before close-out

Restaurant buildouts, medical and dental offices, retail spaces, and office suites all bring new exhaust fans, makeup air units, and mechanical lines to the roof. We bid the roofing scope on your upfit, coordinate with your mechanical and electrical subs, and perform the work to the existing roof manufacturer’s requirements. For building owners with an active roof warranty, that matters as much as the schedule does.

  • Roofing scope bids for tenant upfits and renovations
  • Coordination with your mechanical, electrical, and plumbing subs
  • Work performed to the existing roof manufacturer’s requirements
  • Clear scope documentation for your bid package

Whether the curb is new, existing, or supplied by your team, the flashing determines whether that opening stays watertight. We tie curbs into the existing roof assembly and flash them to the membrane manufacturer’s details on single-ply, modified bitumen, built-up, and metal systems. From a single exhaust fan to a multi-unit mechanical upgrade, every opening we create is properly closed before we leave the roof.

  • Setting and flashing for new and customer-supplied curbs
  • Fit-ups for RTUs, exhaust fans, chillers, boilers, and telecom equipment
  • Deck and insulation openings cut and closed to maintain the assembly

Pipes, conduit, gas lines, and vents pass through the roof, while pipe supports and safety rails sit on top of it. Each one is a place where water can get in or a membrane can wear through. We flash penetrations with field wraps, pipe boots, and goosenecks, use pre-engineered details where field wraps aren’t practical, and set supports and rails so they protect the membrane beneath them.

  • Pipe boots, field wraps, and goosenecks for pipes, conduit, and gas lines
  • Exhaust vent flashing
  • Pipe supports and sleepers set over protective membrane

Every trade that works on your roof puts the assembly and its warranty at risk. When a mechanical contractor or GC brings us in, the roofing scope is performed to your roof manufacturer’s requirements and documented from start to finish. As a 100% employee-owned company, the people on your roof have a personal stake in work that holds up long after the equipment is running.

  • Roofing scope performed to your membrane manufacturer’s requirements
  • Documentation of every rooftop modification for your warranty records
  • Roof restored to its previous condition after equipment work

NATIONAL REACH, LOCAL EXECUTION

With 25+ locations across 8+ states, there’s a Baker crew close to your project, ready to keep your roof on schedule from day one.

A fit-up timeline doesn’t leave room for an out-of-town roofer chasing permits and crews. Our self-performed crews are based across the Southeast and Mid-Atlantic, so the people on your roof know the local codes, suppliers and conditions. We also travel for large and national accounts. One Baker standard, one building or a hundred.
